Q: Are you Estate Agents?
We are Estate Agents and our agency services are listed on our Home Page under the heading PROPERTY SERVICES, we also provide an Advertising service that simply allows you to pay a fixed charge that enables you to advertise your property for Sale or to Let privately on our website.

Q: If I am dealing with an Estate Agent already may I advertise my property with you?
You are still able to use our Advertising Services even if you are already using Estate Agent(s) to Sell or to Let your property. If you do find a buyer or tenant yourself through privately advertising your properties then you do not have to pay the Estate Agent any commission. However we do recommend that you inform the Estate Agents that you are dealing with that you are also advertising your property privately to avoid any misunderstanding arising.
If you have given an Estate Agent an exclusive “Sole Agency Letting or Sale rights” to Sell or Let your property and you subsequently sell or let your property within this particular “Sole Agency” period, privately, then you may still be liable to pay the Estate Agent their commission.
We would recommend therefore that you check your “Sole Agency”agreement before privately advertising your property with us, thus avoiding any payment of Estate Agency Commission and a possible dispute with your Estate Agent.
You can find more details at the Office of Fair Trading website. In brief, it explains that even under a 'sole agency' agreement you are free to find a buyer yourself and not be liable to pay the Agents commission fee. Please visit the site and acquaint yourself with the guide lines detailed there.

Q: I am looking for a property to purchase/rent and I have a property for Sale/Let. Can you help?
When you register on the Interspace Property Brokers website you may then confirm whether you are looking to purchase or rent a property or are interested in selling or letting a property or both. Whichever option is chosen the registration process is FREE, you will only need to pay us if you decide to use our Advertising Service . Our other Property Services - as a Tenant or Purchaser are provided without charge – However if you are a Landlord or Vendor, we would be delighted to act as your Estate Agent and receive your instructions to let or sell your property. Our commission structures are detailed in the sections headed Residential Property Services and Commercial Property Services under the Property Services drop down box on our home page.

Q: How do I value my property?
The value of your property is simply the price a buyer or tenant is willing to pay. Do not be tempted to price your property too high or you may not receive any enquiries for viewings. Search for similar properties in your area on www.interspacebrokers.co.uk or our partnership sites Net Lettings and 24-7 Estates and rank your property against the properties you find there.

Q: Do Interspace Property Brokers help with the negotiations?
Our Advertising service is designed to get property Buyers and Sellers and Tenants and Landlords in contact with each other. Interspace Property Brokers does not assist with subsequent negotiations once contact has been established and any price negotiation is conducted between the parties without our involvement. However as traditional Estate Agents we are otherwise available to provide the usual array of professional property services and advice including valuation and survey as detailed under Property Services on our Home page.

Q: Do Interspace Property Brokers assist with conveyancing matters?
Conveyancing is the legal process through which title to a property is established, local authority searches are conducted, contracts are exchanged and eventually completed. All of these functions should be conducted by a qualified solicitor. We are not involved in the conveyancing of property.

Preparing an Advertisement
May I write my property description on my computer and then and then paste it in?
Yes, this is a good way of typing your advert, especially if you are using a dial up account.
How much text can I write for my description?
Up to five lines of descriptive text for each property you advertise.
What is the best way to write my advert?
- Do not capitalize the wording when writing your advert.
- Enter room dimensions where the residential property is for sale.
- Enter as much information as you can in special features.
- Enter as much information as you can in the “What makes your property unique?” section
- Please do not include contact details when writing your advertisement.
What is involved in creating my advert?
First of all you will need to pay for this service by completing Stage One of your application. Then you will be able to enter the appropriate details in Stage Two as follows:-

- Leasehold Information (If Applicable)
- Asking Price (rent per week).
- Asking Price.

May I modify my advertisement whilst it is being advertised?
Yes, once an advert has been created it will be saved on our online and terrestrial databases, you may modify any part of the advertisement by emailing us to emails@interspacebrokers.co.uk or faxing us to 0208 441 0527 with the appropriate details. I have paid and cannot see my advert. This may be because your payment is in the process of being approved by our payment provider, please check again in a couple of hours.
Will my personal details be given to any interested parties?
NO! We do not show your contact details on the website, you will however need to provide them in Stage One of our application form to Advertise your Property in order that we may contact you by email, telephone or fax with our Applicants details.
Will my email address show on my advertisement?
We do not show your email address on the website, you will however need to provide them in Stage One of our application form to Advertise your Property.

Advertising a property
How much will it cost to advertise?
Just £50 plus VAT per property Advertised and we will provide you with the advertising service on our website that is open to Landlords and Vendors alike by way of a link from this or our home pages.
Where will I be able to see my advert?
Your property will be advertised on www.interspacebrokers.co.uk and our partner websites.
How will a potential Tenant / Purchaser contact me?
We will inform you of our applicants interest in the properties you advertise with us by e-mail, telephone or by Fax. This action does not reveal your email address to the buyer. When your property is live on the internet, our system automatically sets up an anonymous telephone and email account so you don’t have to disclose your personal details to potential buyers or tenants.
What do I get for my money?
- A full page property advertisement on www.interspacebrokers.co.uk and our partnership websites.
- A cost effective way to market your property, privately, without having to pay for the services of an Estate Agent.
- A detailed description of your properties on our Terrestrial databases.
- Email protection service (See our privacy policy).
- Editing of your advert at anytime.
- Unlimited listing time should this be required.
- We will also email you 24-7 with details of anyone who has asked for an email alert for the area and details that match your property.
When will my advert be live on www.interspacebrokers.co.uk and your partnership websites?
Your advert will normally be live on the websites within 24hours of the application to advertise being placed with us.
How long will my property be advertised on www.interspacebrokers.co.uk and your partnership websites?
Your “paid for” advertising will run on our website and our partnership websites until Let or Sold without any further charge.
Can I re-activate an advertisement that I have placed previously, and how much will it cost?
Adverts that are "Dormant" will remain on our system as archived properties for some time. All current and dormant “Paid For” advertising will appear in your own account area and you can re-activate a previously placed advert easily. There is NO charge for this service.
Can we submit multiple properties at the same time?
Simultaneous multiple submissions are not yet possible. However, if you contact us with the number of properties that need to be uploaded and their details we will contact you to organise the process of their submission to our website.

Partnership Websites
What are partnership Websites?
We have built relationships with other property websites, becoming part of a network and are therefore able to submit your property to the following websites to increase the overall exposure of your properties. Our partner sites are http://www.net-lettings.co.uk and http://www.24-7estates.com
When will my advert be live on your partnership websites?
As soon as your advert is live on www.interspacebrokers.co.uk you will be able to view your advert on our partnership websites
How long will my property be advertised on your partnership websites?
Until your advertising with us expires or until you choose to suspend it from www.interspacebrokers.co.uk, this will automatically suspend it from all our partnership websites.

Adding Photographs
What is the best way to take my photos?
To get the best quality photos you need to take your pictures with a digital camera and send them to us as jpg. format email attachments, however if you are unable to do this then please just post them to us as we are able to scan them here and then add them to your advertisement. Please send a stamped SAE if you would like the photos returned.
When do I add my photos to my advert?
You can add your photo after you have entered all your details of the property in Stage Two of your application, if you do not have any photos you can still advertise your property and add them later.
Why does the image need to be in jpg Format?
Our operating system requires that all images that need to be uploaded need to be in this format.
Do they need to be a certain size?
Our software will automatically adjust the size of your photograph to fit, though to expedite this process, without losing clarity of the image, it is recommended that you reduce the size of the image to 400x300 pixels prior to sending it to us by e-mail. Most art packages allow you to compress and reduce the size of photographs. Examples include PhotoShop and Paint Shop Pro. If your photograph is scanned or from a digital camera, you may be able to change the dimension with the accompanying software.
The Image Requirements
The image type must be in the .JPG format (JPG (or JPEG) is the norm for photos) and have a file size no larger than 60,000 bytes (60k). If your photo dimensions are very large, they will be automatically scaled down to fit your advert when uploading. Depending on the size of your photo and the speed of your Internet connection, it may take a minute or two to upload your file. If you are using a PC, you can find out the file size of your image is by locating it on your computer, right-clicking on the image and selecting "Properties" and selecting which format you wish to save your image as and then save the image as a jpg.
What do I do if I still cannot reduce my photo image?
Try to resize your image online by using a free tool called myImager.com your free online image editor. In myImager.com you can also "compress" the image to make it a smaller file size (please note that the file size must be less than 60k)
Or Alternatively
1.Within your imaging software such as Paint, Photoshop, PaintShop etc, open up your saved image file.
2. Go to the help option on the tool bar.
3. Within the help option you should be able to search for "pixels".
4. The results of the search should list how to resize in pixels. If you photo is larger than 800*600 pixels, try resizing it to 800 pixels on the longest length, remembering to keep the proportions (there should be a checkbox option to keep proportions). Also, you can try cropping your photo to remove any unnecessary borders - this will also reduce the file size.
5. Save your new image into a folder/memorable location on disc or your pc before sending it on to us.
I've uploaded my photos - Why are they not showing with my advertisement?
There are two reasons for this:
1) We manually check every photo that is uploaded before turning it live. Please allow one/two working days for photos to appear with your advert.
2) Your photo did not upload correctly.
When uploading your photo, if you received a message confirming they have successfully uploaded, they will be in the queue to be checked and turned live by us.
Am I able to put floor plans in the advertisement in stead of a photo?
Yes you may, this is a good idea if you do not have a suitable photo to send to us.
How many photos/plans can I add?
One Image per advertisement only.
May I change the photograph later?
Yes, you can edit them at anytime.
Why does my photo not look very clear?
This can only be down to the quality of photo that you uploaded, photos can sometimes look grainy if they have been scanned or the digital camera needed more light.
May I send the photos to you directly by email?
If you are experiencing difficulty in loading your photograph to your advertisement as set out in Stage Two of your application then do not hesitate to email the photograph to us and we will load it for you, please email your photographs to this address:

You may also send photographs in the post to us and we will scan them for you, please see our contact details and please send a stamped SAE if you would like the photos returned.

Payments for Advertising
When do I pay for my advertising?
When you are ready to advertise your property on Interspace Property Brokers website then please go to the How to Advertise section of our website that is located in the drop down box under Advertising your Property and complete Stage One of our application form to pay to Advertise your Property.
What ways may I pay for my advertisement?
You may pay by credit or debit card on our payment page, or you may pay by telephoning our office on 0208 343 9500 and pay for the service via our Lloyds TSB Card Payment Transaction Terminal that we have installed there. You may also pay by cheque. Please send cheques with a covering note that relates to the property you are advertising made payable to; Interspace Brokers Limited. If I pay by cheque when will my advertisement be live on your website?
Your advertisement will be live on our website when we have received your cheque and this payment has cleared into our account.
Who do you use for your online transactions?

We use SkyPay and your payment online is guaranteed secure. All online payments are made through a secure server provided by SkyPay
I have paid for advertising and cannot see my advertisement.
This will be because the advertisement is still being processed or awaiting approval, please allow a 24 hour period from receipt of your payment and if this period has lapsed then please check again in a couple of hours or contact us

Editing a live advertisement
My advertisement is not showing the correct details.
Please send an e-mail to us at emails@interspacebrokers.co.uk with any alterations that need to be made. Remember to quote your order reference number when you contact us.
How do I mark my advertisement as "under offer", “Let” or "sold"?
Please send an e-mail to emails@interspacebrokers.co.uk with any adjustments that need to be made. Remember to quote your order reference number when you contact us.
If the Sale or Let falls through may I reactivate my advertisement?
Yes, provided you are still within the “paid For” advertising period though you will need to email us first to, emails@interspacebrokers.co.uk we will then adjust your property entry on our systems accordingly.
How do I renew my Advertisement?
Simply send an email to us at emails@interspacebrokers.co.uk and
- Provide us with your existing order number (as given to you after submitting your Advertisement)
- Provide us with your Property Renewal details.
- Complete the Payment form and pay for each property you wish to renew.
- Your property will be renewed for the further period once payment has cleared.
Your property advertising may only be renewed for the renewal period agreed from the expiry date of the previous “Paid For” advertising.
How do I remove my advertisement?
Simply send an email to us at emails@interspacebrokers.co.uk and provide us with your existing order number (as given to you after submitting your Advertisement) confirming that you want to delete your property advertisement. Your advert will be deleted immediately from our website.

Emails
Will my email address be shown on the website?
No, we do not show your email address on the site, the website has its own internal mail system.
How often should I check my email box?
It is best to check your emails everyday while your advertising is running, sometimes there are Applicants in your area, who want to view within hours of receiving details of your property from us.
